What information do I need to provide for a consultation?

To help us assess your project, it’s useful to have access to the physical space. Any existing plans or property information are helpful but not required. We’ll request any additional details during your consultation.

How are project costs estimated?

Our projects are typically structured as “cost plus”, meaning the final cost is based on actual invoices for work and materials, plus a fixed percentage fee, rather than a predetermined price set at the beginning.

How much does it cost to renovate or build a house in Whistler?

A rough starting point is around $1,000 per square foot for full home renovations or custom builds, though costs vary depending on scope, finishes, and site conditions. Will you stay on budget?

We operate primarily on a cost-plus basis, meaning the budget is a guideline rather than a fixed amount. Our goal is always to stay within your target budget, but renovations and construction can uncover unexpected conditions. We provide clear, ongoing budget updates and explain any additional costs as they arise, so you can make informed decisions—whether that means scaling back or choosing to invest further in your project.

Do you have an in-house design team?

We do not have a full in-house design team, but we work closely with trusted design and architectural firms to find the best fit for each project. Our team is trained in CAD drafting and can provide design support when needed — for example, on the Emerald Estate custom home build.

How long does it take to build a custom home in Whistler?

Building a custom home in Whistler generally takes 12–24 months from start to finish. Timelines depend on factors like site complexity, seasonal conditions, and the size of the project. Careful pre-construction planning helps keep the schedule realistic and minimizes delays.

Will you meet timelines?

Meeting timelines is a key part of every project. We provide a reasonable and attainable schedule with each estimate, and any unforeseen delays are communicated immediately to keep you fully informed.

Can you explain more about “Step Code Construction”?

The BC Step Code is being phased into municipalities, currently at Step 3. By 2035, all new homes will need to meet Step 5, which is just below the Passive House standard. The goal is to reduce a home’s energy use by improving the building envelope and mechanical systems. We work with a certified Energy Advisor who models your home and identifies the upgrades that deliver the best energy performance for your investment.

What types of materials are suitable for building or renovating a custom home in Whistler?

We prioritize materials designed to perform in Whistler’s coastal mountain climate, including durable wood, stone, and metal. Selections are based on resistance to moisture, temperature swings, and heavy snowfall, while also meeting energy-efficiency and design goals. We work closely with you to choose materials that suit your home’s style, perform long-term, and reflect your personal taste.
